We test properties across Derby, about twenty-six miles from our base. That covers Chaddesden, Spondon and Oakwood on the east side, where one of our verified reviews comes from (DE21), as well as Normanton, Littleover, Mickleover, Allestree and the city centre.
Every EICR is carried out to BS 7671 by Westgate's own Level 3 qualified electricians. We never sub-contract, so the person who tests your property is the person who signs the report. Prices are fixed by property size and include VAT and the written report. The full price list is on this page.
Housing in Derby and what we usually find
Derby has a large stock of Victorian terraces in Normanton, Pear Tree, Abbey and the West End, inter-war and post-war semis in Chaddesden, Spondon and Alvaston, and newer estates at Oakwood, Mickleover and Littleover.
- Victorian terraces, many of them let, are where we most often record lighting circuits without an earth, old accessories and incomplete bonding.
- Inter-war and post-war semis in Chaddesden and Spondon have usually had partial upgrades. We check that new kitchens and extensions are properly protected.
- Student lets and HMOs near the University of Derby are heavily used, and are priced from £249 because of the extra rooms and circuits.
None of these findings is automatic. Every circuit is tested on the day and coded on its own merits: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where something needs further investigation. Any C1 is made safe before we leave. Read more in our guide to EICR codes.
Landlords in Derby
Derby City Council is the local housing authority. Like Nottingham, Derby has a large private rented sector, and the council can ask for your EICR at any time, giving you seven days to produce it. We email the full report so you always have a copy to hand.
See our landlord EICR page for the full list of legal duties, or the HMO EICR page if the property is let to three or more people who share facilities.
