Southwell is about thirteen miles from our Mansfield Woodhouse base, and we test homes and holiday lets across NG25, plus Farnsfield, Edingley, Halam and the villages towards the Trent.
Every EICR is carried out to BS 7671 by Westgate's own Level 3 qualified electricians. We never sub-contract, so the person who tests your property is the person who signs the report. Prices are fixed by property size and include VAT and the written report. The full price list is on this page.
Housing in Southwell and what we usually find
Southwell is a small Minster town with a lot of listed and conservation-area property, Georgian and Victorian houses, and cottages that have been extended and modernised many times.
- Listed and older homes often have wiring from several eras on one installation, with cables in lath-and-plaster walls and old voids. We inspect without damaging finishes and record anything we cannot reach as a limitation, so you know exactly what was and wasn't covered.
- Cottages and barn conversions in the surrounding villages may have outbuilding supplies, garden lighting and long cable runs, all of which add circuits.
- Holiday lets should be tested like a commercial let. Insurers increasingly ask for a current EICR, and we schedule the visit around your bookings.
None of these findings is automatic. Every circuit is tested on the day and coded on its own merits: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where something needs further investigation. Any C1 is made safe before we leave. Read more in our guide to EICR codes.
Landlords in Southwell
Newark and Sherwood District Council is the local housing authority for Southwell. Private landlords follow the five-year rule like anywhere else in England. Holiday lets are not covered by the 2020 private rented sector regulations, but the Electricity at Work Regulations and your insurer will still expect the installation to be maintained in a safe condition, and an EICR is the usual evidence.
See our landlord EICR page for the full list of legal duties, or the HMO EICR page if the property is let to three or more people who share facilities.
