Hucknall sits at the southern end of Ashfield, about twelve miles from our Mansfield Woodhouse base. We test rented homes, family houses and small businesses across NG15, plus the villages of Linby, Papplewick and Bestwood Village.

Every EICR is carried out to BS 7671 by Westgate's own Level 3 qualified electricians. We never sub-contract, so the person who tests your property is the person who signs the report. Prices are fixed by property size and include VAT and the written report. The full price list is on this page.

Housing in Hucknall and what we usually find

Hucknall has a dense core of Victorian and Edwardian terraces around the town centre and the old pit, post-war council housing, and a lot of modern estates built since the tram arrived.

  • Victorian terraces often have rear extensions and loft conversions wired at different times by different people. We check that each addition is protected properly and that the original circuits can safely take the extra load.
  • Older consumer units with rewirable fuses or no RCD protection are still common. They are not automatically a fail, but they are usually coded depending on what else we find.
  • Newer homes around the edge of town tend to pass, provided nothing has been added without certification since they were built.

None of these findings is automatic. Every circuit is tested on the day and coded on its own merits: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where something needs further investigation. Any C1 is made safe before we leave. Read more in our guide to EICR codes.

Landlords in Hucknall

Hucknall is part of Ashfield District Council's area for housing enforcement. With the tram making Hucknall popular with Nottingham commuters, many terraces here are let. Each tenancy needs a valid EICR, a copy for the tenant before they move in, and remedial work done within 28 days if the report is unsatisfactory.

See our landlord EICR page for the full list of legal duties, or the HMO EICR page if the property is let to three or more people who share facilities.

9/10House rewire
We had to have a rewire at very short notice, and they managed to squeeze us in. Ryan, Jack, Connor and Justin did a sterling job. All our requests were fulfilled and they worked very hard, throwing manpower at the job, they even worked out of hours without a grumble. The end price was also very reasonable.

FAQ

EICR questions from Hucknall

Can't see your question here? Give us a ring and speak to an inspector.

07359 115116

Is Hucknall within your normal area?

Yes. Hucknall is about twelve miles from our base, and we cover NG15 at the same fixed prices as Mansfield.

Can you do an EICR before I put a Hucknall house on the market?

Yes. An EICR is not a legal requirement for selling, but it answers buyers' questions about the wiring and can head off a renegotiation after their survey.

How much is an EICR in Hucknall?

Fixed prices, VAT included: £149 for a flat or 1-bed house (up to 8 circuits), £179 for a 2–3 bed house (up to 12 circuits), £229 for a 4–5 bed house (up to 18 circuits), and from £249 for an HMO. Commercial premises are quoted after a short call.

How long does an EICR take?

Most houses and flats take a few hours. The power is switched off for parts of the test, so we agree timings with you or your tenants in advance.
