Mansfield is home turf. Our electricians are based a couple of miles up the road in Mansfield Woodhouse, so an EICR anywhere in NG18 or NG19 is a short drive rather than a day out, and booking around your tenants or your working day is easier.
Every EICR is carried out to BS 7671 by Westgate's own Level 3 qualified electricians. We never sub-contract, so the person who tests your property is the person who signs the report. Prices are fixed by property size and include VAT and the written report. The full price list is on this page.
Housing in Mansfield and what we usually find
Mansfield's housing is mostly late-Victorian and Edwardian terraces around the town centre, inter-war and post-war council-built semis on estates such as Ladybrook, Oak Tree and Bellamy Road, and newer estates on the edges of town. Each brings its own typical findings:
- Older terraces often still have original lighting circuits with no protective (earth) conductor, which is recorded as a C2 where metal light fittings or switches are present.
- Former council homes commonly have a mix of an older consumer unit and later DIY additions — extra sockets, outbuilding supplies and kitchen spurs that were never certificated.
- 1990s and newer homes usually test well, but plastic consumer units without RCD protection on every circuit and missing supplementary bonding in older bathrooms still turn up.
None of these findings is automatic. Every circuit is tested on the day and coded on its own merits: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where something needs further investigation. Any C1 is made safe before we leave. Read more in our guide to EICR codes.
Landlords in Mansfield
Mansfield has a large private rented sector, much of it in terraced streets close to the town centre. Every private tenancy in England needs an EICR at least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, and Mansfield District Council is the local housing authority that can ask to see it. If you hold a licence for a house in multiple occupation, check the licence conditions as well — they normally require a current satisfactory report.
See our landlord EICR page for the full list of legal duties, or the HMO EICR page if the property is let to three or more people who share facilities.
