We carry out EICRs across Nottingham city, from student HMOs in Lenton and Radford to Victorian terraces in Sneinton, Forest Fields and Sherwood, family homes in Wollaton and Mapperley, and shops and offices in the city centre. Our electricians come from Mansfield Woodhouse, about fifteen miles away, and charge the same fixed prices.
Every EICR is carried out to BS 7671 by Westgate's own Level 3 qualified electricians. We never sub-contract, so the person who tests your property is the person who signs the report. Prices are fixed by property size and include VAT and the written report. The full price list is on this page.
Housing in Nottingham and what we usually find
Nottingham has one of the oldest housing stocks in the East Midlands, and a very high proportion of it is rented. What we find depends a lot on the street:
- Victorian and Edwardian terraces in Sneinton, Forest Fields, Hyson Green, Sherwood and Carrington often have old rubber or early PVC cabling on lighting circuits, lighting circuits with no earth, and a lack of main bonding.
- Student HMOs in Lenton, Radford, Dunkirk and around the universities see heavy use: overloaded sockets, damaged accessories, extension-lead chains and DIY additions are common observations, and more circuits mean an HMO price rather than a house price.
- City-centre flats and conversions can have shared landlord supplies, communal lighting and fire alarm circuits as well as the flat's own board. We confirm what is included before we book.
- Inter-war and post-war semis in Wollaton, Bilborough, Clifton and Mapperley tend to have had consumer units replaced but sometimes not the earthing and bonding.
None of these findings is automatic. Every circuit is tested on the day and coded on its own merits: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where something needs further investigation. Any C1 is made safe before we leave. Read more in our guide to EICR codes.
Landlords in Nottingham
Nottingham City Council runs selective licensing for private rented homes across much of the city, plus additional licensing for smaller HMOs. That is on top of the national rules. A current, satisfactory EICR is one of the documents licence holders are expected to keep and produce, so landlords in Nottingham are asked for it more often than most. We email the full report, with every observation coded, so you can upload it or pass it to your agent the same day you receive it.
See our landlord EICR page for the full list of legal duties, or the HMO EICR page if the property is let to three or more people who share facilities.
